Whether you’ve gone through the selling process before, or this is your first time selling your house, putting your home on the market is a stressful time. As your trusted real estate agent, I will guide you through the process of selling your home and answer any questions that may come up along the way. There is so much more to selling your home than just putting a sign in your yard and listing it on the local MLS. Together we will put together a marketing plan that works to get your house in front of as many qualified buyers, ensuring it sells fast and for the best price.
The first step in selling a home is to hire a real estate agent. I encourage you to meet with an agent and get a full understanding of what they can offer you before hiring them. Don’t list your home with an agent because you like the list price that they want to try and sell it for. If a home is over-price you run the risk of it sitting on the market. The optimum viewing time for a new listing is within the first 14-days. After the home has been on the market a few weeks, the only new eyes that are going to see it are new buyers coming into the market. The most important part of selling a home is pricing it right.
Once you’re ready to get the house on the market, I encourage you to declutter your home. Remove any unnecessary photos and belongings. This allows the buyers who are viewing your home to better imagine themselves living there. Removing clutter will also help the rooms seem bigger. I recommend touching up any small holes and cleaning up the front yard. Having a clean front yard will help with curb appeal. This is the first thing that buyers will see when they pull up to the front yard, you’ll want to make a good first impression.
As your Rockwall real estate agent, there is more to my job than just putting my sign in the front yard and taking photos of the house. As a sales associate with Coldwell Banker Residential Brokerage, I am able to offer you an exclusive marketing plan that will get your home in front of more buyers which includes professional photography, a spot on the local TV show – At Home in North Texas, featured in D Magazine or 360 West and more.
After an offer is received for your home, I will negotiate on your behalf to ensure your needs are met. Once the contract is signed, we’ll start working our way to the closing table. The time between a signed contract and the closing table can vary, but I will continue to update you every step of the way.
